I live here full time and am a licensed realtor. You will get your best price now that "in" season is over. Those that really need to sell are panicking now that the in season is over and they are more than anxious to make a deal. Whether you are looking to steal a property or are looking for your dream home, now is the time.

Cape Coral has over 400 miles of both fresh water and gulf access canals - truly a boater's paradise. The South East section of the Cape is very nice with lots of direct access properties. The South West is most popular with my waterfront clients because the homes are generally much newer. Either way, there is something for everyone on the Cape.

Hi I live here full time here are some areas you want to look at

1. SW cape unit 74 this will be the areas close to rum runners, and yacht harbor, the positives are the neighborhoods are very nice and the houses are for the most part newer, negatives are either you will have a long trip with no wake zones (45min) or if it is a short trip expect to pay up big.

2. Palaco Grande and surrounding located in between cape coral parkway and veterans parkway off del prado this is an awsome place to be you are 5 minutes to the river, great neighborhood, and tons of go fast boats in this area (Nortech, Skater, 2 Active Thunders a Cigarette, and more all very nice people) , this is where I keep my boat despite living on the water in SW Cape only drawback is most houses are older if they are newer expect to pay up.

3. Third is a lot of people like yacht club it has similiar + - 's as Palaco Grande except here there are a FEW blocks that will have how do I say lower income multi family housing.
