I'm looking at gulf access homes. Anyone familiar w/ the cape please give me the good/bad. thanks.

Great boating area. Pleanty of go fast boats. If you do a search there should be a few threads that discuss the area as well. Pretty decent buys right now on houses as well!

My budget will probably limit me to limited access canals, unless prices continue to fall. Which one is best w/ deep quick access? thanks.

I have a gulf access lot I can sell you. Its seawalled and ready to build. Plenty of home builders to build a custom house (fit your boat) for you at a great price. [email protected] if you want pics etc.

Get the open house listings and google earth them! You can easily see how far up you are and keep it in your price range without driving all over the place. Prices are dropping I hear. A lot of inventory.

The market slump has yielded some very discounted direct access homes. My wife and I looked at one down by the yacht club a yr ago (4br,3ba,2car gar w/pool,built in 81), they were asking 899k, we ran by the same house last week and saw it for sale, still, now asking 499k. It's been riding the roller coaster like everyone elses.
