Matt sorry to hear about your divorce. I talked to you and your friends at the condos last year during the shootout. The condos are at a great location.

Yes I remember, I will still be down for the shootout. You know you could buy it and it would keep you from renting a place

They are actually pretty reasonalble compared to most of the condos in the area, they are $200 a month and they are due quartly. That includes, trash, water, cable, maint, dock maint, and other things I will have to check but pretty resonable if you look at other condos.

$200 to include CABLE and dock maintenance!! Cable alone is over $100. Dayum, that's cheap! I paid that much for my old condo and that didn't cover much; only trash, lawn maint, and snow removal.....

it sounds like a decent deal if you are looking for a unit for personal use, but not an absolute steal if you are looking to flip it. it would sell for a lot more if the slip was a bit larger. too small of a slip, is the #1 reason a condo won't sell at Lake of the Ozarks. i would suggest reading the bylaws carefully......many associations will not permit your boat from extending past the drip line of the roof. as the average size of boat at LOTO grows, this makes the units w/ large boat slips a premium.

if a person was looking for a lucrative investment in LOTO condos, one should contemplate getting in on the head end of a new construction, 3 bedroom unit, main channel view with a +40' slip. you will make a lot more money per dollar invested than a 2 bedroom unit w/ small slip.

Thought you had it sold. What size slip do you have with it?
