you may want to look into chatanooga tenn. it lived there for about two yrs. and it was one of the nicer places i've boated. the area has a lot to offer, ie. no state tax, cheaper sales tax, ultra cheap property tax etc. the boating was awsome, a lot like being in lake cumberland. lots of different areas to boat and raft up, not to mention FRESH water. plenty of money down there, right to work state, and close to a lot of other destinations, (5-6 hours from fl.) it's on the top of my list. fl would be an easy no. 1 if the temp didn't kill you in the summer and the salt water didn't kill my motors and drives, (lots of work to go boating in fl if you want to keep your boat A-1)

I'm with "314Joey" (Jim) and "I.C.U. Lookin" (Mike) with their choice of living and boating in Cape Coral, FL. I bought a condo off Beach Pkwy. in Cape Coral in 2004, which is only a few hundred yards from the Caloosahatchee River. The picture I posted is from my dock, and you can see the River from there. Only problem is, Biggert-Waters might be throwing a GIANT monkey wrench into my plans, because the condo association has to keep flood insurance on the units, and they are located in flood zone "A" which isn't good. There hasn't been water near the condos yet (even with Hurricane Charlie) but that won't stop them from raising the insurance premiums to something unaffordable if certain people in Congress get their way... :angry-smiley-038: I sold my 353 Formula a few months ago and was planning on making a center console my next boat...

I lived in the Cape for years back in the day on the water.Loved living on the water but hated living so far up the river and so far from the beaches.

I have lived in Naples ,Cape Coral and Bonita Springs in the last 30 years.I will take Bonita any day for the close access to the beach and Ft Meyers beach for the bars and there is also 2 ramps with plenty of parking with minimum no wakes within 10 minutes of the house.

Personally I would save the money of living on the water with the boat out front and buy larger lot and build a garage to keep the boat in there out of the weather

The rain and sun will kill a boat down here even if it has a cover.

Another problem is it is a 45 minute hike to I75 from the Cape it is 5 minutes in Bonita. And you have the high life of naples 15 minutes to thr South or the beach bum bars of Ft Meyers 20 minutes to the north and there is a really nice beach and bar with plenty of parking in Bonita

Also everybody needs to keep in mind is we are in the Tropics anywhere south of Cape Coral and Ft Lauderdale you go any further north and it can be dramatically cooler during the winter and hotter during the summer.

I spent 2 summers on the Outerbanks of NC . It was the hottest summer I had ever experienced Fl is not that hot we at least get a breeze.

Some other places to think about for the SWF Lee county area. Fort Myers west of McGregor from down town to Fort Myers Beach offers many DEEP water direct access canals i.e. Town and River, McGregor Isles, Iona and further south is in my mind the best area to be. Whisky Creek is also a great area with only 1 bridge out but if your not blow boating who cares its still pretty tall. I have not lived in the Cape and have thought about it many times but would be tough with my business and commute. The issues I have is the bridge tolls and traffic if I had to commute back and forth all day. Lot sizes can be small anywhere you buy be sure you can tolerate neighbors! (You know they love loud boats and party's :helmet:) If your retired or work in the Cape and have no desire to venture anywhere far during daily travels it has everything to offer. Now if your someone like me and don't care for neighbors and want a nice out building or huge garage I would suggest up river. Bigger lots up to several acres on the river or direct access large lots and fresh to little salt water. Nothing wrong with N. Fort Myers river access or E. Fort Myers anywhere on the north or south side of the river East of the Franklin Lock. Yacht Club Colony is a great neighborhood hidden on the north side of the river between I75 and down town fort myers with deep water access, many local boaters don't even know it exists. Another one is River Forest or in the area E. of SR31 on south side of the river to the locks. You can be to the east coast via river in a short day for a weekend trip or run the loop or just run to the lake for lunch and back. You will still have the options to stop at many destinations going west out to the gulf. When I go out I'm gone for the day and many times have no problem putting 60-80 miles on in a day. As for the cold weather, I moved down to further my career in Landscaping and left the snow plows, friends and family in Michigan 7 years ago. I love the heat, year round work and boating. I do miss my family and friends but its a flight away. Good luck and make sure you spend time on the water and driving around exploring before you settle. I have seen people spend 500k and find out its canoe access during low tides not joking it can happen. Listings can be very misleading and tides can really alter boating days on many so called "Deep water access homes"

Strike Lane across from Pelican Landing off of 41 in Bonita has some large lots with privacy if that is your thing.

I just brought 2 boats up through the Franklin Locks, that is a haul. Great wakeboard area if Gators don't scare ya , Not for me

Nice location P-Storm, that area up by Beach is great and super close to the river, I'm being told that something going to be done about this FEMA crap, they've supposedly already postponed it, it effect too many folks that have mortgages up and down both coasts and they are voters.

We're looking to swap out our Formula after this winter boating season and get a CC before next year, it just makes to much sense not to have a CC when boating full time down here, next time your down give us a shout.
