So what’s ball park property tax on LOTO? Just curious. I live in Louisiana so it’s different here. I’ve got several acres on a river and my taxes are just south of 4K a year. My buddy in New York for his house with a swimming pool is $11k and it’s on 1/3 of an acre.

That is good we have a very small home on a canal here and its just short of $3800.

Pull up Zillow and search water front homes. In the info section to the right it has est property tax based on whatever price is given. It looks to me like it's under 1%. On 500k it looks like about $260 a month in prop taxes. What is that like .06% or something. I suck at math.

Thats a great home. Fruth Construction (Alex) built that home. Over the years, I looked at the house next door that is further in the cove and the one next to it. I had concerns with both lots that getting my boat off the lift at low pool would be an issue. The restrictions on dredging make it challenging as well. The lot you are describing next to impossible to find in the toll bridge side (13mm-21mm) in Porto Cima or the Villages, unless you are ready to spend +$700k for a lot. Unfortunately, many of the good ones are gone now and the builders are even struggling to find quality lots for their clients. However, The Villages opened up some new lots around the 21mm. Regardless, I’m happy to hear you guys are looking to call LOTO your summer home! It’s the best decision I ever made!

That's a lot of house for the money. I assumed the costs on LOTO would be substantially higher. Several lots across the street from myself sold for 500K. I bought my property, 2.58 acres, to sell 25 years ago. I think this might be the time to do so.

Property taxes at LOTO are VERY low.
