If your ok with FL, I’d be looking at the 4-5 small towns between Sarasota and Venice. Particularly Nokomis. Close to everything but still has a backcountry feel and short run out to the gulf.
Sarasota is built out, almost nothing left to tear down and rebuild so the push will be to the south.
The investment potential looks good, you can see the transition happening now.

Driving around in Idaho some days you’ll see 25% of the cars have Ca plates.
Talking to locals you realize that most of them were originally from Ca.

First thing we did when we moved to FL from CA was put up a certain presidential themed flag on the flag pole. I had it in my luggage in fact. The Neighbors all greeted us with open arms.

One such purveyor of certain presidential themed flags is still open and selling today on 41 in Osprey.




He may have a better bottom line than some bars and restaurants in Michigan and California LOL.
