This is what 1.5m USD will get you in Northern Ontario, Canada. Taxes here are 11k USD. We are about 3hrs North of Toronto. My business is about 10min from my house in North Bay, the town I live in is Callander, 3000 people. The market here is also going crazy, anything on the water sells over asking within days of being listed. Also have a canal home in Cape Coral Florida Yacht Club area. Value approx 450k, taxes 6k.

Waterfront property on Lake Michigan and the larger inland lakes around the Traverse city area and up towards Harbor Springs is hot and sells fast.

I wonder how many former VRBO homes got listed for sale, with cash flow halted/zero income in some cases they need to cash out because they can't carry the place without the rental income.
My buddy works for a guy that had 5-6 VRBO rentals and he changed them to annual rentals only just to keep the cash flowing vs. trying to wait Covid out. |

I was looking into buying a HVAC buss. and getting the hell out of this Democrat hell hole Illinois. The problem is I have 30 years of customers here . When LOTO is in full swing there would be good money to be made but after the season the place seems to go dead as door knob. Most places close early or dont open at all and it seems like a ghost town and it`s not cold enough for them furnaces to break as often as I would need. Please correct me if I`m wrong. I`d love to move but making $$ thru the off seasons seems challenging. |

Had him call the guys I use, only because it came with the new system I had put in a couple years ago. They told him 3 weeks. Because I recommended them. Most everything here is electric and most are heat pumps. My new garage and river shack will be mini-split ductless. (Electric)

We are building a warehouse for storage and I was up last week talking to local builders for bids and they are all slammed. You are doing the right thing getting the hell out of IL. Joe |
