How is the water level on LOTO? Does it get low like other places that you can't use your boat?

And the opposite, do the low laying houses get flooded?

How is the water quality?

First 2 questions were good, you are fine.

3rd question, not so good. It's no torch lake Michigan or Bimini Bahamas! Yes the water is that blue!

Speaking of Bahamas: 1/1 in Bimini Sands (46 miles from Ft Lauderdale)............120K!

Torch is losing some of its beautiful color and clarity mostly due to lawn fertilizer runoff. It's still a special place but the home owners need to back off with the manicured lawns. Nothing tops Lakes Michigan, Superior and Huron.

Ahhh, My house isn't for sale, but I would be happy to build one for you! We are building/promoting contemporary homes in the area. At first we were pretty outside the box, but in the last couple of years people have started to appreciate the contemporary style and it is growing. My FB Page is LOTO Contemporary Homes if you want to check it out or join in with ideas. Yes it is on Dude Ranch, Stop and say Hi, next time you cruise through.

2nd tier means as stated there is another house(s) underneath ours on the water. LOTO is basically a cliff everywhere so the terrain is easy to have a full view without really even looking at the houses below you. In our case I also own a lot behind our home so I have water access if I want to put in a dock. We are also have a number of marinas close so that too is an option.

Thanks for the compliments. We actually enjoy being 2nd tier, our view in this house is WAY better than when we were on the water in Porto Cima for substantially less cost. and.... We also have a flat driveway going into our home. (This is a big deal at the lake if you see some of the waterfront homes!)

I truly feel LOTO is the best place to own and have a boating habit. We have the best average of places I have found. Centrally located in the US, decent weather 9 months of the year, resort atmosphere (everyone is from somewhere else so you can play the tax/registration game) and an area that is growing. Plus for those that are Political, we are 94% Red in the last election. Then throw in the cost of living... It works out well.

We actually considered making an offer on that Barndo near you.
We have migrated from a home search to a reasonably-level lot search. Then we will build. Dry or wet, either is fine as long as I have a solid size slip nearby. Somewhere between KK and the Toll Bridge is the area for us. I'll reach out with my info when we come back to look some more after New Year's.

The "barn house" is really nice w/great property. Unique and cool!!! Funny when you say it, people would envision something totally different than it is. I would think the price is in line, the owners are in their new home(s) and it is sitting there waiting for the new owner to move in.

We really like living in the neighborhood, is close to everything and for boating there is 4 marinas within a mile so you would have choices if you wanted on water docking/storage.

Being off water, though some may not consider as fashionable gives us ALOT more bang for the buck. Did I mention it is close to everything? Good luck, Would be cool if you purchased it!

My wife and I are building a house at LOTO. Bajaholic is building it for us. His floor plans are great, very modern looking. We Purchased a 2nd tier lot with nice lake view in a little subdivision. Purchased a 12x40 slip in community dock. Subdivision has a great clubhouse with indoor pool, outdoor pool and hot tub.

We were weekenders my whole life down here. We moved full time 4yrs ago. Been living in our condo. It was time for a house. We’ve priced and searched hot and heavy the last 1-2yrs. In our price range houses I would find need a handful of things done, if not full rehab. We decided building was our best choice.

We’re excited to work with bajaholic he’s a great guy. Recommend anyone considering buying a lot. Call him and talk with him.

Thank you for the compliments. I wish I could take credit for the building, but I am the idea guy, our general does all the heavy lifting. We are trying to bring the Contemporary look to the lake. They always say Missouri (or the Midwest in general) is 15 years behind in style. If that is the case, we should be in the thick of it in a couple of years!

The only problem we have at LOTO is everyone is running wide open throttle, so with that growth, things take longer than we all wish it would. That being said, if you are looking for a "Trade Job" we have openings!!! I am sure this is happening in other places as well, but since Covid started, people have gravitated to our area because we are a live free state. Again, another reason to consider LOTO.

There has to be some great value homes out there in different areas. Getting listings from locals on locations good and bad are invaluable. So many places look great at great prices but if you don't know the area they might not be a good deal.

Here's something more obtainable for the common man. My wife and I looked at this yesterday.

That home is an amazing spot. Lot doesn't work for 7 big dogs but it definitely got our attention.

I was seriously looking at moving during the beginnings of the Scamdemic in March. Had a few places picked out with big land , low taxes.
I was looking into buying a HVAC buss. and getting the hell out of this Democrat hell hole Illinois.
The problem is I have 30 years of customers here .
When LOTO is in full swing there would be good money to be made but after the season the place seems to go dead as door knob.
Most places close early or dont open at all and it seems like a ghost town and it`s not cold enough for them furnaces to break as often as I would need.
Please correct me if I`m wrong.
I`d love to move but making $$ thru the off seasons seems challenging.
