You betcha, up here in LOTO back when Obama was in office they used the FERC (Federal Energy Regulatory Commision) in an attempt to force re-survey of lake front lots to see if docks and structures met there guildlines which were bogus to begin with. They tried to adjust the lake levels with FEMA as well to say properties are now within a flood zone if memory serves. With LOTO used to generate power the Feds stepped into to seize more control of a privately owned lake. They will make this play again in FL and if they can seize private property from owners or control individual property rights, they will................. deral Energy Regulatory CommissionFederal Energy Regulatory Commission

Seeing this here in the Mid-west with $ pouring out of Cali/AZ/NV for 2-4 family housing and/or apartment complexes. Frankly they inflate the market, but they don't care b/c they need to part with $.

With Ian what you will see is something called Assemblage (2 or more parcels combined to accomidiate a larger single lot for development) As others have said, these older structures that were wiped out may not be able to built back to meet codes and/or there highest and best use. Thats where your large scale condo's may be built, but that will remain to be seen. In the Panhandle there are still chunks of prime grounds still empy after Hurricane Michael and Sally

IMO given how our branches of government have been weaponized against "We the People" you can bet FEMA will be a red ass about re-development. Don't be surprised if the EPA, NOAA and Corp of Engineers gets envolved with this and excludes some areas from even being re-built. At that point here comes the lawsuits and the State of Florida will have to load up the lawyers as the cost to an individual to fight against Uncle Joe will be greater than the value of the land loss. With the loss of beaches in aeas and errosion of other coastal islands and grounds they now have an open door to do what they please.
They will burn a lot of beachfront property owners that their house was wiped clean with Coastal setback laws that will make their property unbuildable.

The ones that can be rebuilt will be under the new construction laws that their 40 year old property that was insured for 600 thousand will barely pay for cement pilings and a ground floor these days .

Went to Bonita Bills on the water yesterday they were simply hosting a BYOB party . Good to see old friends and see they survived.

A few party goers had a little trouble docking their boats the night before. Lol

My buddy just had Diversified Yachts do a complete diesel repower on his 46 Trawler in anticipation of leaving on a 3 year cruise.

Boat survived at their dock and is floating but has massive fiberglass damage.

Also learned Diversified lost their forklift and travel lift in the storm with electrical parts for repairs being 4 months out.

So not a single travel lift available in fort myers.

speaking of NOAANOAA Fisheries has proposed new vessel speed restrictions from Florida to Massachusetts to protect North Atlantic right whales. The proposed changes would virtually shut down recreational boating and fishing – the largest driver of the outdoor recreation economy – along the entire Atlantic Coast.

We need your help in reversing this action by NOAA. Please take action today on the industry’s grassroots platform, Boating United, and ask the agency to incorporated much needed changes to its proposal to ensure the health of both the right whale population and recreational fishing and boating.

We kindly ask that you forward this email to all employees and others in the industry ahead of theOctober 31st deadline.

Do you have a link or anything for that? I mean speed limits in the ocean!

I also always think Right Whale is spelled wrong but looked it up. Who the heck came up with that one.

Here is a great video explanation on it. Currently 65 ft and above has a speed limit, they want to lower it to 35 ft and double the distance offshore. Now here comes the crazy part, enforcement is being done off the AIS transponder. They see your vessel running over 10 knots though the AIS system, up to 70 miles offshore then they mail you a ticket!

The one link said comments will be open to Oct 30th a extension of the original but not what was asked.

Got through almost all of the other that digs into it. Seems it is a seasonal limit but 10 Knots! For anything 35 feet and up, WTH. That is crazy, I like wildlife and all but talk about a bit of a over reach. Heck good sail boats can reach those speeds.
