Sad to see, it is like inflation in the late 1970's and early '80's. Its hard to keep up with all the cost increases!

Want to talk about insurance rates going up, my house has went up 118% in two years, and that was BEFORE these last two hurricanes. I do not look forward to next years bill.

My renewal notice for 2023 has my premium going from 2600 to 3440, not nearly 118% but still a big bump.

If you have an older roof, some companies are not renewing trying to dodge your aging roof. Seems 20+ years is getting you close to the zone of trouble.
I just replaced the roof for 33K and it wasn't leaking but it was getting up there in age and I didn't want to deal with a cancellation notice in the middle of hurricane season.

I think the fix for the roofing issue is pro-rating the replacement. If you have a 22 yr old roof and its supposed to last 25 yrs then you get 3/25ths of the replacement cost covered. If you wreck a 22 yr old car they give you what its worth not a new car! My buddy is adamant that he is entitled to a new roof if his old roof is damaged regardless of age but then again he is a Biden voter so he wants to be taken care of even if the insurance rate is triple what he used to pay.

I don't know if you have it insured in Florida but the guys in LOTO literally pay a fraction of what they charge in FL.

Last year my agent said most of the companies they had were saying over 10 years replace or no coverage. Then she said I was lucky they covered my 15 year old roof,,,,,, its a coated Metal roof!

Metal roof will have more acceptance than shingle.

Yes we are going to ACV (pro-rated) policy's or even just total cap pqyqble.of $10k for all perils but hurricanes.

Yes the Florida roof claims are a HUGE issue on a already ****ed market. So it is the easy fix but won't correct everything for sure. It's coming though, our new policies will have ACV roof payments now or a $10k limit only unless as I said it is a hurricane claim which can then be RCV total payable again .


Also going to $10k limit on water damage claims as well. You will be able to buy to to $20k.

Only way we can survive, offer a low/realistic rate, and keep a market in FL

In the past couple of years, the insurance companies have determined that they will not be replacing metal roofs due to cosmetic damages (dents and dings). The roof must have damage to the extent that it leaks. They will repair the area of the leakage only, unless it can be proven that a certain percentage of the entire roof has leaks. Of course this is a huge change as far as coverage, but there has been no discounting of premiums. It would suck to get a visible roof banged up with hail and not get it replaced. Except for the LOTO house, all of our metal roofs are on commercial buildings where the metal is really not visible anyway.
