hoppies on burt lake has good food. we know the owners and hangout there when we're up. the breakers is in topinabee on mullett lake and as previously stated has good burgers and fries. not much else. i used to bus tables at hack-ma-tack when i was 16. steaks are good there.

the lake is $4000 per foot of water frontage for a good lot. maybe up to $4500 now. most standard 100' lots are near $400,000 on mullett. the river can get around $1200 - $2000 / ft. lots near mullett are pretty scarce on the river. lots with deep water and no wet lands near mullett are even more scarce. there is a lot of river frontage available, but a big dock and some dredging may be required for boat access. also, it can be a slow trip to mullett since the river is all no wake.

prices may be back to normal with this economy since 90% of the property is weekend places. i've seen a few hardcore old families sell their places due to this economy. NOW is the time to buy if you can find a deal.

Its just like everywhere else then too expensive for me! Guess I need to buy a bigger boat and rent a slip.

on vacant land there can be a BIG difference in the quality of the property (price) due to location. golden rule: location, location , location. if it's cheap that means wetlands or difficult to non existant boat access.

it's never going to get cheaper. best investments i've made have been waterfront property in MI. TX waterfront does not apprecaite anything like MI. much much cheaper down here and it's not going up real fast.
