Oconee is great... very very pretty. I liked it very much. I have not spent too much time on it but when I was there it was very nice. Property varies in price on waterfront from the 80s to about 300k (at the Cliffs) if money is not much of an object, check out The Cliffs. I am not familiar with the local cops there but I am pretty sure they are not amongst the most strict in the world.

http://www.ci.palm-coast.fl.us/ really nice area. on the east 0f 95 is the waterfront areas and the west of 95 has your cookie cutters(home depot ,super walmart, etc) and the mrs, can shoot down to daytona for the mall :cool: member wardy lives in palm harbour , give him a hollar.

Nope it's done...lake is coming back to full now. Will easily be fool pool in the spring or before :)

Nope it's done...lake is coming back to full now. Will easily be fool pool in the spring or before :)

Thats great to hear! A buddy of mine did some subdivisions there (Timberlake) and he told me about it. I was on it right before they lowered it.

Lake Oconee can get busy on the weekend...but during the week and off-season it is especially nice for watersports and cruising. I'm not sure how comfortable I'd feel running a performance boat there; not a lot of room...I sometimes feel crowded just driving a ski boat around. Reynolds Plantation is another high end spot on the northern end.

Hartwell would be my preference by far.

Sarasota area is one of my favorite places...I would really check this out. Freshwater canal and access to the Gulf. I don't think it can be beat, especially at these prices.

I was down at Lanier 2 weeks ago searching. As much as I like its out of my price range. Murray was awesome and seems like its affordable in the "boonies" BUT give it some time and you'll be suprised. I wish I visited Hartwell and I'm looking @ a few propertys there and you really get a bang for the buck. My 2 cents.
