the prices on sml have gotten way out of hand.house prices have came down some because of interest rates but still over priced for a normal working man that makes decent money.

Just looked over this thread and noticed this photo....... a good friend of mine owns this place. Old house/trailer but nice boat. Sucks it's right on the main lake though.

SML local here.
The limited amount of shoreline available for development has driver up prices considerably.
You WILL pay a premium for water front and the few undeveloped lots are steep. You can save considerably on purchase by living nearby on normal priced land and trailering or keeping a boat in a marina. An intermediate option is to have a house/condo in neighborhood that has communal docks and a deeded slip.
The busiest part of the lake is from Halesford Bridge south to the Dam on the Roanoke River and the First two miles of the Blackwater River upriver of the fork in the two rivers.
You will end up in Franklin or Bedford County with no meaningful distinction. What does mater a lot is how far you are from the nearest city. Roanoke or Lynchburg are the main nearby metro area with Martinsville a distant third place. Give serious attention to how long it will take to drive to the nearest, Mall, Hospital, Sam's Club, ect because they are not at the lake.
