Default Considering buying a mid nineties Scarab 29.6cc

I spoke to a seller about his 95 Scarab 29.6 cc. Seemed pretty decent about everything until he said there is a small soft spot in front of the center console where the seat is. From what I can gather, this seems pretty common on these boats. But, I have also read that there could be a hell of a lot more damage than just "a small soft spot" once you start digging around when the time comes. My question is, how concerned should I be about this "small soft spot" ? If it is indicative of a replacing a floor in the near future, I am out.

I’m no fiberglass or wood genius, but if the soft spot is between the stringers it may not be bad, if the soft spot is on top of a stringer there’s problems. And as I unfortunately know first hand, replacing the floor isn’t that bad as long as everything underneath is sound.
