100% on the mark here! Had the exact same thing many years back, guy was trying to do a home equity and could not get to my door fast enough when his bank said not till this chit is gone for good. I have rental units, deal mostly with students in a college town, some think they can walk away even after you take them to court and get the judgement. After 29 years I've found that it will in time come around and bite them in the azz. When they are young it means nothing to them, they grow up, the new wifey wants that house, and Bingo! They have the revelation of their lives. Have a couple in the desk drawer right now, one of these days I'll treat myself to something nice on them, never fails.
Had one kid a few years back that I managed to get a freeze on his trust fund, man did that crimp his style for a few weeks. That's when you call your lawyer and let him know this is a low priority issue ........ Take your time, fit it in whenever,I'm in no hurry here!
There is that saying "Better they owe it to you, than to cheat you out of it".
