You can have some REALLY laid back living around Lake Barkley or Kentucky Lake. Several powerboats, houseboats, ski boats, fishing boats, etc - just about every boat type is out on a given day. Fishing is good, so I'm told. Lots of activity toward eliminating/reducing Asian Carp population going on right now.
We've got a poker run in early June.
There are many coves to anchor out with others or to be alone. Several ok to good restaurants on the water. Most have a bar now. It's not LOTO partying by no means, but there are place to have a great time, in season. Off season, not much going on at all.
Good luck with your search.

I always liked coving out with my family on the Nathan Bedford Forrest state park side, I guess that would be (land btwn the lakes) on Ky lake. Pick wick and Bay Springs were cool as well.

Essentially the same, although Kentucky side is generally cleaner - we run both daily, and you can see the difference. As a previous Ohio River boater, both Kentucky and Barkley Lakes are awesome! :-)
With that said, Cumberland is MUCH clearer.
Homes on the water - you can spend just about any amount. Proximity to the nicer marinas and Interstates changes the prices substantially.

Newer build
$275k

1 block from marina.
Probably built in the 30's ~ 50's
Both in relatively desirable locations.

I cut the cord on the tri-state area (ct) 4 years ago, moved to Franklin and it was the smartest decision of my life for my family and I. All of us absolutely love it down here, from no taxes, to cost of living, to weather, to friendly people, conservative values, it just couldnt be better
