i would tend to think the carolinas or georgia coast. I have a project in Cali working and my business partner helped develop some of Destin fla. I find myself drawn there as well... the big adjustment for me will be boating style. I love a 45 nor-tech CC as well as a few of the convertibles... before i make the move ill need to make sure im done with going fast in boats

We are in Pensacola/Perdido Key...a 45 CC would be right at home in Destin!

you are right. San Diego and the surrounding area might be close to (weather/water) perfection in conus. Coronado Island or Del Mar... but I am not going back.

This has been for sale for years, West End Grand Bahama has an airport and is only 60 miles from Palm Beach. Freeport/Lucaya is a short drive away. This resort is walking distance (few hundred feet away actually)

Lots of lawsuits/fighting between owning entities over the resort and the marina.

This video shows the area, the house is at 30 seconds in and note video is 5 yrs old before hurricane ripped through there:

lots of places over there for sale, i think one can only own 49% though or something like that. and most of the islands are within reach of the us so heading over and back isnt too difficult.

Actually you can own 100% but the transfer fees are like 20% of the purchase price plus real estate commission if you are the seller. Then the VAT tax is 12.5% on anything you buy there and the import tax is as high as 65% on anything you import (used car as an example). Buy a 20K car, import it and you owe them another 10K in taxes. Bigger engines, higher values and I think the tax goes up to 65%, starts at 45% but hybrids are less.

I had a neighbor that built a vacation rental over there in Hope Town. He put up the money, the partner built it and ran the rental side. After 7 years he had had enough, sold it and 2 years later the hurricane destroyed Hope Town. The costs to sell the place were insane and really crushed his 1/2 of the net profit.

They thought they would use it for a couple months a year..........they never did more than a long weekend or a week at best.

Great thread. But, where is the best waterfront location to live year round? Some place that you wouldn't need 2 homes. Not too hot or cold year around.

Big Island, Hawaii but boating style would need a change.
