In Virginia Beach your going to pay $700K and up for waterfront, (that doesn’t flood) on a canal, open water views start at about 1mil. We bought a total fixer upper on a deep canal in 2015 for $525k spent about $150k in renovation, could sell in mid $800k. Taxes are current about $6500 yr, great schools, great area.

Great thread. But, where is the best waterfront location to live year round? Some place that you wouldn't need 2 homes. Not too hot or cold year around.

We had considered selling our place in CC to possibly head to the keys, but would be challenged in finding the same thing for anywhere close to the same $$$. The Cape is not overly exciting, but does give a great value to boaters. I have a gal down there that rents it out when we are not there. I think that after her fees, we received $22k last year.

Keys gets crushed when it comes to insurance especially if you have a ground level home. 22K annually can add up nicely over the years!

i would tend to think the carolinas or georgia coast. I have a project in Cali working and my business partner helped develop some of Destin fla. I find myself drawn there as well... the big adjustment for me will be boating style. I love a 45 nor-tech CC as well as a few of the convertibles... before i make the move ill need to make sure im done with going fast in boats

This is what we are researching. :-) We believe its not on CONUS...maybe Bermuda?
