I'd bet the tax number is wrong, that was based on the empty lot from last year. Being a new build they will appraise the land AND the new house this year so it will jump. Neat build but no way would I pay 670K for what looks like a tiny cabin from the street. |

Sadly you are 15-20 years late on nice waterfront homes at the 500-700K price point in SE Florida. Today a teardown would sell for 1mm+ in a great waterfront area.

In NJ we have a lot of homes in the 500-700 range with water behind the homes. They are not mansions but 3 bdr. 2 bath 1800SQ' homes. Our biggest problem is the taxes start at $8K and up. That's a lot of tax money for a secondary home. Its not as painful paying down the mortgage payment but just tossing away the tax money with no kids in school just kills me. Maybe I'm just cheep.

Taxes at LOTO are very inexpensive. Under $5kk seems common for homes nearing $1mm in value. Individual cities in the lake area do vary.

Here is a picture of my home @ LOTO . My taxes for 2020 are $2200. We are 2nd tier, and my house is worth about 600K (3200 sq ft w/ 32 x 40 attached garage)
Our old house was on the water in Porto Cima https://www.zillow.com/homedetails/7...18021221_zpid/ The taxes when we sold it 4 years ago were $4000 Here is the kicker about LOTO. Our market is flat out on fire. Current listing time to sale is 72 hours w/multiple offers. Who knows what the election is going to change things but for right now, it is a sellers market. That being said, you still get WAY more house for the money than most places in the states. And... well, our lake certainly is a Mecca for Performance boating! I may be prejudiced, but in my opinion, it doesn't get any better. https://cimg3.ibsrv.net/gimg/www.off...77aac88b4e.jpg Inside looking out: https://cimg8.ibsrv.net/gimg/www.off...77e1ef9bf5.jpg |

I would agree LOTO is the strongest area for performance boating. I saw a Fountain 27 about a month ago, haven't seen a performance I/O since in S Florida. What does 2nd tier mean? |

2nd tier usually means one row up or back from water front properties
