Going back to FB… pretty much everything in Fort Meyers along the water is destroyed.

Destroyed as far as the docks , I am going down there tomorrow to work on my buddies Silverton and figure out what we can do to save my buddies sailboat we just finished a 1 year 250 thousand restoration so he could take off cruising.

Bar nun is his boat.

The sunk sailboat was in the slip next to bar nunn and was our buddy who had a flourishing day sailing charter the last 10 years.

The floating piers broke free.

As you can see from Video's here and on TV. A lot of the boat destruction was from the Floating docks floating above their pilings because of the storm surge. Docks along with the boats still tide to them floated away to the mercy of the storm. The pilings are still upright with no docks.

I tracked Ian before it hit the Florida coastline and continued to about 2:00 a.m Thursday morning. When I woke up around 8:00 a.m. Thursday, the center of the eye was just above Cape Canaveral. The aqua teardrops with the white square is the center of the eye. Positions of the eye was taken off of NOAA National weather service website.

Well this is something that you are well aware of but I'll post it here so others understand:


Citizens is the company that you are forced to use if you can't get coverage elsewhere, but there are glitches like 750K max property value. With the explosion in values, there aren't a lot of sub 750K homes in hot markets especially in waterfront areas. Now add in the newly priced flood insurance rates and suddenly you could have huge premiums for basic coverage. Flood insurance BTW only covers the first 250K in damage, so on a little home that might cover the complete remodel but in a mansion, 250K might cover the kitchen cabinets/appliances and drywall/floors.


Part 2: Some older folks might have a house that is a teardown, meaning land value is the true value of the home. They figure if they go bare, no insurance then something happens oh well they will sell the land and cash out. So 2 weeks ago what might have been an old 2000 sq ft house on a 1mm lot today might be a pile of wet rubble but that lot isn't worth 1mm anymore since the neighborhood is full of now teardown homes and that lot might only be worth a fraction of the value 2 weeks ago. That homeowner has no home to live in, no money to fix/rebuild and their "cash out plan" is out the window............the values are based on the neighborhood and if the neighborhood looks like a war zone then the values will tank! If insurance is unobtainable in an area then nobody will be rushing to fix/rebuild. There are still homes in the keys that have not been fixed/rebuilt after Irma 5 years ago. What happens if the insurance pays you $300,000 but your estimates to bring the house up to code/improvements are 500K and you don't have the 200K difference? If it is your primary home you might re-mortgage and fix it but if its a vacation home you likely will let it sit. Remember materials have exploded in price so if you haven't upped your coverage amounts you might not have enough coverage to fix/rebuild your house.


It's a complete mess...........its even worse if you work in that local economy which is now dead for months if not years. If you worked at a chain hotel, sure they will have the money to get the doors open but a mom/pop bar restaurant likely not. Fishing/boating type business will be bad for months until they get the marinas fixed. Sure people will still fish/rent jet skiis but just in a different area. Mom/pop bait shop........gone for years. Even a large scale business like a car dealership could be in trouble, people need cars now so they will simply leave the area to buy their replacement cars/trucks not wait for the local dealer to get on their feet.

I ,myself am underinsured. My home is probably worth low 200k (100$ square ft) which cost me 4K homeowners a year.

With the wonderful ways the government and what’s best for us with wonderful inflation homes now here $225 a square ft . Pure insanity.

I would have to choke up another 4K per year or better to be fully insured.

I have flood even though I am not required which runs right under 800$ a year now .


I believe a lot of people will not be able to rebuild because who called there insurance service in the past 2 years and said hey you know a 2x4 is now 7$ a piece . Is my coverage enough with these crazy lumber prices/inflation/home values shooting up what 30+% past few years .

Just clicked on realtor.com and it has already begun:

LISTED AT LOT VALUE. Save the home or rebuild. This home had flooding during hurricane Ian. Seller is unsure about the extend of the damage. This has been used as a rental income producing property. The photos are representative currently of the property before hurricane Ian, adding photos at the end of real as we check the property. This lot is a nice location in Connors on a canal with direct access to the Gulf of Mexico.
