As long as it is de-cluttered, and gets showings after the holidays, the rest is up to you and the crap market (price wise).

The million mark is a hurdle, even with waterfronts. Just sucks to lower it to 999K only to draw offers less than that.

A lot of buyers (and their agents) just aren't bright enough to plug in $1,250,000 in the MRIS search to pick up those homes that could really be bought for right around a mil or a hair under.

It's like, if you are $1,000,001, you could likely be getting passed over in a lot of searches.

My in laws had a place in West Ocean City, the sold it in the absolute nick of time (March 05). It wasn't until that came down to $979,900 (from 1.25) that they really got some activity. Took them over 2 years to get rid of it though.

Yea OK.

The ONLY marina/restaurant that will not allow you to drink a beverage on your own boat while tied to their dock. Just one more reason not to go there (hence we are always at Gilligan's)


Did they EVER dredge in there like they were supposed to do in the fall or was that just another farse like all the other times.

You would have to ask the Mayor Md Mark if they have dredged. As far as i know they have not. I jumped in last Sept. and it was chest deep. Your big boats would definately need some help.

Bill the word is that rule has been changed. But they have pissed everbody off so bad, and we have done with out them for so long nobody seems to miss the place. Plus Art enjoy's the free beer.

even with the cooler on the boat i still drop a minimum of 100 bucks on dinner and swamp waters at Gilligans , and triple if i'm trying to impress a women , i think the relaxed rules and friendly atmosphere make up for any loss of beer sales for Art
he's got a winning combo there and wont have a slow weekend in the summer any time soon in my opinion

back to the subject , I'v lived in Colonial Beach Va for 4 years now , and love it , its truly un-discovered , with the housing slump you can by waterfront with a pier starting in the 400's
single family homes in the town starting around 175,00
thats undiscovered!!!
and its a 10 minute rocket ride to the 301 bridge for me
