BUP, If we were to pitch in and do this as a group, how would the insurance work? Everyone just stay as is, and change the storage location, since it is a private venture not a business?

Have to say you would have to ask the county about if that could be used for private storage as they want these business types to be in business for tax revenue.
I know this for a fact, FT. Worth would not let me just store my stuff in a place that was not storage specific unless I totally owned it 100 %. If it was a business beforehand and your leasing, it would be wise to see what the county has to say about it plus all the current inspections to pass that cities codes currently, also the fire marshal will have to do their inspections.
For insurance it would be wise to have some for fire & theft along with liability whether business or not. just saying.

I don't think I would be in for a lease as I have a place for my boat. I would however be glad to help work on boats. Just got my starboard engine back in and fired about an hour ago. Ready for the Outlaw Challenge next weekend. Who is going to TOL next weekend? Let's get together and make a plan. The shop off 249 would make an awesome place, and not far from the house.

I'll look into it, besides wouldn't be all that hard to pick up a business license and sell accessories out of it, since I've seen a fair amount of demand for it in our area since no one seems to carry anything decent in the aftermarket department, could be a win win for us....but I'll make some calls and see what we can do, but I agree it would be an excellent location for us...and with someone there everyday our stuff would be looked after and secure! Troper I'll def be there! Got 4 or 5 boats from New York coming to party with us too! We def need to hook up Saturday!

BUP I saw the Hustler leave the Island bar in the evening, then the next morning we went out and it was beached on a sand bar by north island.

On the Hustler, I heard the owner and some friends did not want to pay (what I was told) 3500 bucks to have towed out so they spent the whole next day digging out.
About the spot on 249 find out what the lease is and maybe then come up with a game plan. keep in mind for all marine parts I am set up with everyone on a wholesale account, from Merc to Volvo to Yamaha to Sierra, to Teague to Hardin to Stainless Marine and so and so on.

Hell that's awesome Bup! The building and land is privately owned..it was previously lease as part of a partnership with the Clacks, and building and fire system is rated for water craft since the did sell personal water craft and did maintenance in the facility as well. I'll try digging some more. But hell if the business just made enough to cover rent and insurance to pay for our man cave I'd be ok with that lol!!

Hopefully someone does not snag since its been talked about. I see the address and the hwy and looks like a business parkway. Moto Extreme was in there so what happen or did they fail, if so why the area looks good ? Anyways if the place is BIG enough inside and outside meaning some land well then, frig selling parts - I would know exactly what to do with it and still have storage for our hot rod boats. NO BS it is a good idea especially if the lease is very affordable. I have no idea what anyone else does for a living but this would NOT be a 8 hr a day gig either.
