looks like the deal on the house is going to fall thru:( the guy does not want to fix anything that is wrong with the house and will not lower the price the 5k it would take me to fix it. Now he is telling our realtor he would rather lease it out then sell it since he has 2 people that want to lease it. I know jenni really likes the house and so do i but how much fu(king vasaline is to much.:mad: I really want to call the owner who is also the listing agent and tell him what a piece of chit he is.:mad:
and 5k is a low estimate probaly more like 10k.

There is always the next deal. Good thing about houston is there are a lot of houses.

If you have to work to hard to make a deal, it usually isn't a deal.

Never let your emotions get involved in a business transaction. You tell him your offer is good until 5:00PM tomorrow.

Let him lease it and get trashed, let him make another monthly nut.

i know there is alway more out there but hell if he did not want to sell the house why did he list it. you can't have your cake and eat it too. he has also cashed or ernest check. i guess he wanted someone else to have it inspected so he did not have to pay for it. nw he know everything that os wrong with it for free:mad:

Is he giving the earnest money back? .

Does your contract have a clause for the inspection report so you can get you earnest back? Did you purchase an option?

we tried he will not budge since he has people that want to lease it.

I told him to take 5k off and i would fix everything myself and we would do the deal he said no i can just lease it out.

i know but it was all small stuff i can do my self. it was a couple spots with the foundation that i really wanted him to fix. the house was just gutted and flipped so all ne everything down to the floor joist and roof. 3 support beams are sagging from settling of the house and 3 or 4 supprt beams are leaning. that was my only major concern.

What are you looking for? Location? School District? Square footage?

How Much do you plan on putting down? The reason I ask is
Do you plan on rolling in the closing cost?

That is not little stuff. Most home inspectors wouldn't even list those things on their reports. They don't want to be liable for a call if they say good or bad.

also be careful of flipped houses. If the guy is making money on the deal, then he has probably hidden more than you want to know under the new paint and flooring.

Profit in flipped houses is not from paint and carpet. It is usually from finding and patching up serious issues.

If it doesn't feel right, walk away. If it stays on the market a while. that means other people didn't feel right about the deal also. You can go at even lower after it sits for a while. You should find your own flipper house and take the money you save and get a bigger boat. :D

Did you just descride an elevated house to us. If that is. Have an engineer look at it, not an inspector. I have seen a lot of those old pier and beam houses move a lot. This is normal, but will play hell with your maintenance. Try to find one on a slab.

Agree....Foundation issue are not small. You need to get back in the drivers seat. All the realestate guys here can find you a smokin deal

pier and beam house. i know the front needs to be leveled due to a door that is not square and a crack in the sheet rock from one sid of the living room to the other.
